Lake-view pools, decks, and outdoor kitchens in Gainesville

Most Gainesville families want the lake in sight from the pool, the deck, and the grill.

The whole family home at your Gainesville lake house

Your grown kids drive up for the long weekend with the grandkids. By noon the little ones are in the pool, and someone has claimed the grill island on the top terrace.

Evenings end on the patio at the tree line, watching Lanier fade beyond the deck rail. Before they pull out on Monday, they have picked the weekend they're coming back.

What the long weekend holds

  • A pool the grandkids ask about before they arrive.
  • A grill island with a clear view of the water.
  • A main-floor deck for coffee above the lake.
  • A Thompson Bridge Road home everyone calls the lake house.

Around Gainesville

Six Gainesville areas, six different starting points

Your Gainesville street decides which office issues the permit and which reviews your plans go through.

Explore Gainesville on the map

Thompson Bridge Road

Deep-water estates and gated Chattahoochee Country Club sit along this north side. Yards fall to the lake, so grading and runoff come first in your plan.

Sardis Road and Chestatee

Harbour Point runs round-the-clock gate security, and acreage parcels nearby often run on septic. We map the tank and schedule crew access through the gate.

Green Street and Brenau

This locally designated historic district calls for a Certificate of Appropriateness on material changes. We prepare your drawings for that review.

Downtown and Midtown

Brick bungalows and custom infill homes near the square sit on tighter lots. Your build is sequenced around narrow side yards and small equipment.

Chicopee mill village

About 217 former mill homes sit on compact, established lots south of downtown. Your design works with mature trees and the drainage already in place.

City or Hall County

Many Gainesville mailing addresses fall in unincorporated Hall County. We check your parcel and file with the right building office.

Lake Lanier lots

Where your Gainesville yard meets the Corps line

The U.S. Army Corps of Engineers owns Lake Lanier's shoreline, from a contour line above the 1,071-foot full pool down to the water. Your patio, pool, and walls go on your own upland yard under city or county permits, and your pool builder designs right up to that line.

Why Sugar Hill Outdoors

One accountable team for Gainesville projects

Since 1997, our designers and crews have built outdoor rooms on North Georgia's clay and slopes.

Licensed design on your lot

Georgia protects the licensed landscape architect title by law. One of our two walks your Gainesville lot, and the permit-ready drawings belong to you.

Every trade, one license

Your deck builder, masons, electricians, and planting crew all work under our residential and light commercial license, managed by the same people start to finish.

Atlanta's first Master Craftsman

Belgard gave us its Master Craftsman title before any other Atlanta firm, based on a documented history of completed hardscape projects.

Payment follows finished work

Each payment follows a finished construction phase, so the money you release matches work standing in your yard.

A hillside turned into usable yard

“They spent a week excavating and drilling out my rocky hill and created a much more usable yard space. They created a very nice 6ft tall retaining wall that looks clean and elegant.”

Gainesville and Hall County building questions

Gainesville homeowners bring these up most during a first site visit.

In unincorporated Hall County, walls over 4 feet need a permit and a plan review, and walls 4 feet and shorter are exempt. Inside Gainesville city limits, we confirm the city's rule for your address. Every wall we build over 4 feet gets engineered plans.

Plan on it. Material changes inside Gainesville's historic overlay need a Certificate of Appropriateness, from the Historic Preservation Commission for major work or the Community Development Director for minor work. We prepare drawings for that review.

Your build stays on your own land, above the Corps of Engineers boundary. Land below that line is federal, and the Corps manages it separately from Hall County. As your pool contractor, we place your patio, pool, and walls on the upland yard and design the view out to the water.

Ask for certified decking and a licensed designer. As a Trex certified deck contractor, we also build with MoistureShield and Deckorators, and licensed landscape architects design your deck in 3D. You sign one contract for every trade and pay as milestones are finished.

Plan on one. Hall County requires a permit to add, enlarge, or replace a deck on unincorporated parcels, and city parcels file with Gainesville's Building Inspection Services. As your Gainesville deck contractor, we look up your parcel and file with the right office.

As your Gainesville pool contractor, we gather what Hall County asks for: a to-scale site plan, your recorded plat and deed, and pool plans showing the decking and the fence location. Every pool needs a fence. If your home is on septic, Environmental Health documents go in with the application.

Hall County sets septic drain lines 75 feet from lakes and creeks, measured from the 1,071-foot full pool line. Engineering approval can bring that to 50 feet. On a lake lot, we map your system before placing a pool or patio.

We price on the full scope, and our custom pools usually begin at $200 per square foot. At that rate, a 20-by-40 pool of 800 square feet begins near $160,000 before additions. Your design consultation sets the number for your yard.
